Waikoloa is a master-planned community operated by Waikoloa Land Company on behalf of the owners, a partnership created in 1979 between Transcontinental Corporation of Santa Barbara and the Bass Family Interests of Fort Worth, Texas.

In 1979, Waikoloa encompassed more than 31,000 acres of land stretching from the western coast of Hawai‘i Island to the slopes of Mauna Kea — and included the 1,350-acre Waikoloa Beach Resort, which makes up nearly half of all the hotel rooms, timeshare and condominium units on the Kohala Coast, and the 3,500-acre Waikoloa Village, now home to nearly 10,000 local residents.
